Opportunity to secure established thoroughbred stud in the Hunter Valley.

Inglis Rural Property is excited to offer BAY MEADOWS, home of the respected Bylong Park Stud.

Situated close to Denman township in the renowned Hunter Valley of New South Wales.

Home to the world class dams of Mosheen, Driefontein, Luger and Psychologist.

The Hunter Valley of New South Wales is the nursery to many racetrack champions across the world and is home of some of the largest studs in Australia including Coolmore and Darley (Woodlands) within 15 minutes.

This leading bloodstock facility has been carefully planned and developed for breeding and raising young athletic yearlings

Area: 340 acres (137 ha)

Bay Meadows is ideally situated in the fertile Martindale Valley
- 17km from Denman,
- 44km from Muswellbrook,
- 69km from Scone,
- 145km from Newcastle and
- 270km from Sydney via the F3 freeway and newly completed Hunter Expressway.

Bay Meadows enjoys a mixture of fertile brown alluvial soils fronting the Martindale Creek rising to free draining red loams with some select areas of black loam soils. The topography is generally flat rising to gentle slopes towards the eastern boundary, ideal for producing athletic, strong boned horses. The soils have benefited from hundreds of years of mineral deposits from the surrounding limestone escarpments eroding into the valley floor.

The country is mostly arable and has been extensively pasture improved which has resulted in a rich diversity of grasses comprising of rhodes grass, phalaris, clover and lucerne.

Bay Meadows has an excellent irrigation system with approximately 75% of the property equipped to be irrigated from the substantial 170 MgL irrigation entitlement from the Martindale Creek. Water is pumped from the electric pump located on the Creek from 6 spear points.

A separate electric 'mono' pump provides additional 'stock and domestic' water through the property.
